Pearl West

Portland, Oregon

Pearl West is a nine-story, 230,000-square-foot office building on a half-block site in Portland’s Pearl District. The project provides eight levels of office space above ground-floor retail, supported by three levels of below-grade parking for 150 cars and 160 bicycles.

As one of only a few creative office buildings in the district, Pearl West combines a central location with immediate access to housing, retail, and downtown. Designed with flexibility in mind, it offers 155,000 rentable square feet of office and retail space with efficient floor plates, expansive windows, and generous ceiling heights. Building amenities include an executive conference room, a restaurant, a living room-style lobby, and an inviting pedestrian plaza.

The first office building to break ground in Portland’s Central City since 2010, Pearl West became a symbol of the city’s economic renewal. Nearly fully leased before completion, it now serves as the Northwest headquarters for two major corporations. The project was completed in association with Hacker Architects in April 2016.
