4310 SW Macadam is located in Portland’s South Waterfront district; comprised of two structures: an existing four-story office building and a new, three-story building addition constructed over an existing on-grade surface parking lot. The tenant is a part of the General Services Administration (Department of Homeland Security), with supporting administration offices for U.S. Immigration and Customs.
The existing building was constructed in 1982 and served as the Bank of America North Operations Center. Throughout its history the building had a high level of security. The ground floor contains an 18-inch-thick concrete “box” designed originally as a bank vault; during the renovation, we modified the vault into a secure room for detainee processing. Floors two through four of the existing building were renovated to Class-A office space.
The building addition includes 106 stalls of structured parking and 18,300 sq. feet of space on the third level. Along SW Macadam Avenue, ground floor windows provide light and views to a fitness room. Between the existing building and addition, a sallyport room serves as both the everyday loading for deliveries and as a secure facility for transporting detainees.
The project added an additional 150 employees to the neighborhood, in 55,000 sq. feet of Class-A office space, helping to achieve a truly mixed-use neighborhood. The building’s relatively low height and striking architectural character—provide a timeless building aesthetic to the neighborhood.
Completed in 2013, 4310 Macadam is a green building, awaiting certification with a USGBC LEED Silver rating.
